Document Retrieval -- land records research by address or name, and can be typically a deed or mortgage copy, but can also be a particular lien or a document that is thought to be in existence but has been difficult to find.
Abstract -- Originally, a person who did work for attorney firms, providing documents and research reporting about something the attorney firm needs, prepared copies of documents or summaries of documents called "abstracts". The process of pulling documents together and preparing a summary of them is called "abstracting". This is pulling particular documents documents from among thousands of publicly recorded documents. This can be reports from the public record regarding a person, a firm, or any documents needed for a court case.
Chain of Assignments -- If a mortgage is sold to another lender or bank (and this can happen more than once) a recording is done called an "assignment". This can and frequently does happen more than once, becoming a chain of such assignments, which needs to be fully documented in order to eventually record that this mortgage has been paid off. In order to do that, the "chain of assignment" needs to be documented. To do otherwise creates a cloud on the title as to who actually holds the loan, in order to properly pay it off.
Document Recordings -- Any type of document needing recording can be completed by us, and be duly recorded with the county recorder.
Updates -- Sometimes a person or company or lender needs to have a name checked for any documents having been recorded since a particular time, as they are writing up a new loan. An update would be a current status of the land records for a particular property.
Bring Downs -- Sometimes documents need to be verified against the original land records in the county recorder's office, before recording a new document. The document has to be "brought down" to the county by someone to do a physical verification before it is recorded.
Judgments -- Anyone could need a copy of a judicial decree on a court case. This is a "judgment" and we provide anything needed for any reason from all court records at county, state and federal level, including bankruptcy courts and tax courts. At a county (superior court) level, this could be a divorce decree, a judgment regarding a property or dispute, a judgment on a lien for a person owing money for any debt, etc. At a state level, this could be a judgment of a contested finding, or any environmental liens. (This is a separate office.) At a federal level this would be bankruptcy court, tax court or US Supreme court.
Property Tax Reports -- The tax assessor assesses taxes, and we can get reports from every county in Washington, Oregon and Idaho concerning any property tax matters.
Deed Reports -- This is a copy of a deed on any property.
Mortgage Reports -- This includes all documents related to the morgtage, which can include assignments, modifications, satisfactions (paid off), and anything else relating to a mortgage.
Current Owner Reports -- All documents with regard to the property during the time period that a person owns it. This can go back in time to include more than one owner.
