
We research and report on all types of public records, including land records, environmental liens, judgments, and all the various areas of court records at city, county, state and federal levels.
Do you ever have need of a deed, copy of a loan document, mortgage, or documents pertaining to a property such as mortgages? liens? judgments? deeds? Have you ever needed the court documents which reflect change in ownership of a property or show a lien against a property? Court records of divorce decrees, probate documents, court cases or any court case information regarding probate? Easements and right-of-ways? We research the public records and provide needed documentation in all of these areas.
We work with title companies, attorney firms, real estate investors (and other types of investors), and private investigators. We can do background checking on a person.

For title companies we provide the services of getting documents recorded, obtaining certified copies of documents, getting a copy of a deed or mortgage, or any other research they need in the event of clouded title. If a title company needs to know if a loan ever paid off, we can find out and document it for them. If there were three loans on a property, that appear to have been paid off, and none have had satisfaction (paid status) recorded, what's the status of that property? We will find out and let the title company know. If the loan hasn't been properly administered, and it needs to be properly recorded before the property can be bought or sold, we get these and other types of recordings done.
For homeowners investigating a property prior to purchase, we do more extensive research such as obtaining copies of any easements on a property, or any possible liens that might be on a property of interest. They might want to have a copy of any codes, covenants and restrictions– CC&R's– for the development of their property. These documents must be included as part of the developer's building records. These are legal documents with legal terminology in them so can be confusing to people. Going into a county courthouse to look up a record can be very confusing, and often there is little or no help available to answer your questions. We do that kind of research for people looking to buy a property.

For attorney firms, we get any recorded document they need. If a client says, for example, that he doesn't own a property because he lost it in a divorce, we can supply a copy of the divorce decree for the attorney firm's presentation to the court. We also provide for attorneys any other types of documents that might be needed from the public record. For real estate investors (people looking for distressed properties of various types, foreclosures, abandoned property, etc.) we do "current owner" searches, which can be investigated by name or by address.

Private Investigators will need document research or documents provided concerning their ongoing investigations. We provide any research needed and can obtain any records needed, as stated above. And we do background checks on people for private investigators.
